homes to manage in the Escambia and Santa Rosa areas. Our
full time property manager is committed to provide you with
the following services to help rent and/or manage your investment.
Listing
Services
- Presentation
of rental listing contract terms and conditions to Landlord
- Condition
report of property and maintenance recommendations
- For
Managed properties, coordination of property preparation
needs
Marketing
Services
- Place
property in Multiple Listing Services (MLS) with access
to 1400+ realtors
- Place
lockbox on property for easy showing
- Place
sign advantageously in front yard with accessibility to
flyers
- Referral
fees offered to outside brokers for Tenants to increase
property exposure
- Specific
property ads placed as property manager determines
Tenant
Placement Services
- Tenants
pay for credit, public records, employment verification
and past residential history reference checks
- Negotiate
lease terms and conditions with Landlord and Tenant
- Collect
all advance funds before giving possession
- Maintain
security deposit and advance rents for managed properties
in a Florida banking institution per Florida statues (non-interest
bearing account)
- Do
a written move in inspection for managed properties
Services
for Properties Managed
- Accounting
Department disburses collected rents to landlord as they
clear the Brokers account (usually 10th of each month)
- Personal
property inventory service available
- Accounting
statement each month if account has activity
- Provide
Landlord with a copy of any receipts for services completed
at property
- Year-End
statement of income and expenses provided with IRS required
tax payers form
- Late
payers and/or evictions handled promptly. Manager will consult
with owner prior to hiring an attorney (if needed)
- Only
licensed and insured vendors are used to service property
- Continuous
monitoring of compliance with Landlord Tenant laws and other
laws affecting property
- Inspection
of property at time of move-out for damages and abandoned
property
- Security
deposit returned or claimed for damages and/or unpaid rent
as allowed under Chapter FS83
- Mediation
services available for Landlords and Tenants if Security
deposit disputes arise
- New
rental marketing plan put into action at time of notification
of termination by tenant
